Domestic Energy Performance Certificates are for residential properties only. EPC's are required for properties that are being marketed for sale and also for rent. EPCs are required by law; through the Housing Act 2004. For more information on Energy Performance Certificates please also visit the governments website on this matter.

Why should I need an EPC? If you do not have an EPC and are the owner of a property being marketed for rent or sale you could be liable for a fine from trading standards, also an energy efficient property may help find a buyer or tenant; as the running cost of an energy efficient property compared to an inefficient one will be less.

Do I require a new EPC? If you have had an EPC conducted but have had an improvement or addition to the property that will effect an EPC, like a new extension, boiler, etc. then you will require a new EPC to be done.

 How long is an EPC valid? As long as there is no change to the property; in services (heating, hot water) and structure, then an EPC is valid for rental purposes for 10 years. A property for sale has to have an EPC that is no more than three years old, but again for rental purposes it would be valid for ten years, subject to improvements made.

How long does and EPC assessment take? The assessment will require the assessor to have an initial conversation with the customer, once an agreement is made and initial investigation on the property is passed the assessment will take place. The assessment typically takes an hour to thirty minutes at the property, depending on its size. Then the assessor will input the information collected to produce the EPC. Typically this can be all done in 24 hours. Payment must be received before the EPC is registered on the governments website.

What is in the EPC report? The EPC report will at the top have two boxes, on the right is the actual EPC result, which is graded. To the left is the annual carbon dioxide emissions from the property. The report will also contain a section on recommendations. These recommendations will be split by cost, less than £500, more than £500, substantially more than £500. Also will be given the annual cost saving with each installation with respect to your new properties energy efficiency, by its installation.
