All domestic (residential) and non-domestic (non residential, i.e. commercial) properties will usually require an Energy Performance Certificate apart from when:

- A property does not have a roof or i.e. is not completely enclosed.
- If a non-domestic property has a total floor area less than 50m2 then it will also be exempt.
